The Board has made significant progress on the 2026 Bylaws Update, which has been an extensive and important undertaking. With only a few minor changes made in 2008, it has been more than 50 years since the original Bylaws were established. As a result, many provisions have become outdated and the Bylaws have been in need of a comprehensive update for some time.

The Proposed Amended Bylaws document represents what the Bylaws would look like if all proposed amendments are approved by the membership. The Detailed Changes document provides a side-by-side comparison of the existing Bylaws and the proposed amendments, making it easier to understand each change. The Sample Ballot provides an example of what the ballot for the proposed amendments will look like. This format is considerably easier to review than the complete Bylaws document.
The Board presented the proposed amendments at the August 22 Annual Meeting, providing members with an opportunity to ask questions and discuss the proposed changes. A video of this presentation can be found at 2026 Annual Meeting Video. Among the key issues and updates addressed by the proposed amendments were:
Updating numerous obsolete provisions
Improving the collection of dues
Strengthening blight and nuisance enforcement provisions
Prohibiting short-term rentals
Addressing legacy un-platted and Shadow Lake properties
Strengthening financial oversight and protection of cash reserves
Clarifying boat launch access and boater safety provisions
Clarifying provisions relating to Officers, Directors, meetings, and voting
At the August 22 Annual Meeting, the Board provided notice and details regarding a Special Meeting of the Members on September 26, 2026. The purpose of this meeting will be to formally vote on the proposed Bylaw amendments. Proxy forms for the September 26 vote will be mailed to the address we have on file for each member prior to the vote in accordance with our current Bylaws.
These proposed Bylaw updates are important to the future operation of the Lake James Property Owners Association and will provide the Board with clearer, more current provisions to better serve the needs of Lake James and its membership. We strongly encourage all members to review the proposed amendments ask questions and participate in the September 26 vote.
