All residents of Lake James are required to be part of the LJPOA and pay association dues each year.
The annual dues notice is typically mailed each July to the homeowner’s address we have on file.
Dues are payable by October 31st of each year. After October 31st, a 7% late fee is assessed for each lot, for each year they are unpaid.

At the request and input from our community and as representatives of the LJPOA, the board will pursue legal action as it relates to homeowners who are in arrears with their dues. The LJPOA will place liens and/or filings in small claims court and/or collection agencies, and/or reports to Equifax, TRW and credit reporting firms.
Homeowners in default will be responsible for any and all costs, including but not limited to attorney fees, court costs, filing fees and lien release fees. Title companies, banks, credit unions and financial institutions will also be informed of the above actions when necessary.
Note: All liens filed will be assessed 7% compounded interest.
DUES INCREASE BALLOT PROPOSAL VOTING RESULTS

The Lake James Property Association Board of Directors would like to report that, based on voting results from the 2023 Fall Special Meeting held on Saturday, October 7, 2023, the ballot proposal to increase the Annual Dues, along with a corresponding proposed Bylaws Amendment defining the funding and preservation of such funding, for long-term capital repairs and maintenance of the Lake James dam, has failed for lack of a required sixty-percent (60%) support from the LJPOA members.
